Regulations and Permits for Aloha Landscaping

Navigating the legal landscape in Marbella is a critical part of my job as your coordinator. Aloha falls under the jurisdiction of the Marbella Town Hall (Ayuntamiento), meaning all projects must align with the local PGOU (Plan General de Ordenación Urbana) and the newer Andalusian law known as LISTA (Ley de Impulso para la Sostenibilidad del Territorio de Andalucía). These regulations dictate everything from the percentage of green space required on your plot to the height of perimeter walls and hedges.

For most landscaping projects, such as planting or installing irrigation, we process an "Enterado" or "Obra Menor" permit, which is a relatively quick notification to the town hall. However, if your project involves structural changes, large retaining walls, or significant excavations—common in the sloped terrain of Las Brisas—a formal building license is required, often necessitating a technical project signed by an architect. Furthermore, for any exterior installations like pergolas or awnings, we strictly adhere to the UNE-EN 13561 standard to ensure safety and wind resistance. Failing to comply with these local zoning laws can result in heavy fines or orders to restore the land to its previous state, which is why we handle all the bureaucratic heavy lifting for you.
