These laws strictly limit fixed installations near the shoreline. Additionally, the northern part of the municipality near Sierra Bermeja and Los Reales is a protected Natural Area (Paraje Natural), where construction on non-urbanisable land is heavily restricted to protect the unique Spanish Fir (pinsapar) habitat.

Finally, if you live within a community of owners (Comunidad de Propietarios), you must consult your community statutes. Most communities in Estepona require formal approval for any installation affecting the external aesthetic, such as specific awning colours or glass curtains, to maintain the architectural harmony of the complex.
