Regulations and Permits for Landscaping in Sotogrande

Navigating the legal landscape in Sotogrande requires a dual-track approach because the resort is governed by both municipal law and private conservation statutes. However, the primary regulatory framework is the PGOU (Plan General de Ordenación Urbana) of San Roque. This requires a full technical project signed by an architect and a formal municipal licence.

Crucially, Sotogrande is also governed by the EUC (Entidad Urbanística de Conservación), with statutes definitively approved on 25 April 2019, covering areas like the Puerto de Sotogrande. The EUC enforces strict aesthetic and operational rules. For instance, no construction work is permitted during siesta hours or on Sundays, and there are specific controls on plot occupation, fence heights, and even the types of vegetation allowed. Owners often need EUC sign-off before the Ayuntamiento will grant a permit. Furthermore, for properties near the Guadiaro estuary or the Torreguadiaro beachfront, we must verify the "deslinde" (boundary) under the Ley de Costas to ensure setbacks are respected.
